Glen, you building the garage yourself or is it being built with the house ? That's up in the air. Ideally the contractor for the house will pour the foundation and get the supplies in. Myself and the father-in-law would build it. However, there will be deadlines to meet, and we both work full time, so we'll see.

dont worry about sparks n the parts washer. if ur really worried, dont use varsol use the new "green" enviro cleaner. And most of the parts washer are small and easy to move elsewhere.

I just had one priced out.....28x36 for everything except slab.......12000.00 that includes a man door, a 7x9 and a 7x16 doors.

Id go with a water based fluid if i were you. New stuff works just as good, doesnt smell as bad and non flammable.

Alright onlybull, and 98TJ, let's hear some specifics on these garages.... steel buildings? 2X4 or 2X6 walls? Insulated? Wired? Siding? Sounds too good to be true. Buddy just built last year, with his house, 24X24, sided to match house, no insulation, no wiring, $20K Prices seem to range wildly... people telling me they put up a 24' square garage for $5K, and so on. Obviously, not the same as a $20K garage of the same size.... so what's the deal? Cutting corners somewhere? Others getting gouged on labor?

Thinking about the rafters, and the "attic" space they could provide... what about leaving some of the ceiling cathedral, and having an opening or a door into that space. Kind of like a loft. One could use a chain fall to raise heavier, or awkward objects up there. Kind of thinking my hard top. Clear as mud? LOL

when i built my garage about 12 years ago it cost me about $10,000. that was for the slab and all the building supples. it is 20 by 24 one man door and two garage doors. all the labour was free.
